DEVELOPMENT PRINCIPLES
The goal in designing TerraTonka is to construct a low impact legacy neighborhood adhering to ecological and environmental sensitivity and preservation principles.
CRITICAL OPERATING PRINCIPLES INCLUDE:
Preserve existing native vegetation to the extent possible
Preserve critical old growth trees
Control invasive plant species
Maintain existing terrain features in the current natural state
Retain a maximum amount of storm water within the boundaries of the neighborhood
"Leadership in Energy and Environmental Design" (LEED) principles, specifically those embodied in "LEED for Neighborhood Development" are incorporated into the neighborhood design: ARRANGE HOMES TOGETHER INTO A NEIGHBORHOOD RELATING TO THE REGION AND LANDSCAPE
Arrange homes together into a neighborhood relating to the region and landscape
Employ green building practices to increase energy and water efficiency
Build homes with excellent indoor air quality
Decrease polluted storm water runoff to realize a more livable and sustainable neighborhood
In keeping with Dr. Campbell's vision, selected provisions of MN GreenStar Home Construction Standards will be applied. Home owners will not, however, be required to attain any level of MN GreenStar certification although many of their principles will incorporated into our standard home construction package:
Selected MN GreenStar Energy Efficient construction standards and features will be incorporated into our basic home package.
Home owners will have the ability to include additional energy efficient features and/or additional environmentally friendly features and products in their home.
The neighborhood design also avails itself of the advantages of the terrain and existing vegetation: the lots and building pads are placed to adhere to the LEED for Neighborhood Development standards, preserve critical trees and minimize tree and terrain disturbance.
Most lots exceed one-half acre and are designed to provide home owners privacy and tranquility. They also provide screening from neighboring homes as well as the adjacent neighborhood.
